Reinstatement

Returning a leased unit to its original handover condition before the lease ends.

Demolition

Stripping out partitions, ceilings, fixtures and fittings.

Hacking

Concrete, wall and floor hacking with proper debris handling and permits.

Electrical

Wiring, lighting, distribution boards and power points.

Plumbing

Pipework, sanitary fittings, sinks and drainage.

Tiling

Floor and wall tiling, including screeding and waterproofing.

How a job runs

The same unit at three points in the programme — drawn rather than photographed, because this is how every job runs, not how one job went.

Protect

Matting wall to wall, lift and corridor protection, hoarding where the building requires it. Nothing outside the works gets damaged.

Strip out

Partitions, ceilings, flooring and services come out, propped where they carry load, and leave the building as trade waste.

Make good

Walls patched and painted, floors relaid, services capped off — back to the specification the unit was handed over on.

From enquiry to handover

Six steps, the same on every job. You know at any point who is on site, what is being done and what happens next.
  1. Site survey

    We walk the unit with you, measure it, and read the tenancy or landlord requirements that the works have to meet.

  2. Scope and assessment

    We set down exactly what is in the works and what is not, so there is no argument later about what was quoted.

  3. Quotation

    An itemised quotation against that scope, priced trade by trade rather than as a single lump sum.

  4. Programme and coordination

    Dates, sequence, building management submissions and approved working hours are agreed before anyone starts.

  5. Construction

    Every trade runs under one contract and one project contact, so the sequence holds and you chase one company.

  6. Inspection and handover

    We walk the completed works with you, rectify what comes up, and hand the unit over.
